While buying a home or investment property should be straightforward, it can be complicated. Clients hire real estate professionals to help them navigate the complexities of the searching and buying process. Being the resident expert is a good starting point, but it takes more than that to be a true advocate for your client. Read on to learn more about what you can do to earn your client’s trust and help them reach their goals.

Understand Your Client’s Needs

To know how best to advocate for someone, start by learning about their goals. Listen actively when they express their desires and concerns. Ask open-ended questions to gather any information that could be relevant to their real estate needs. What are they looking for in a home or investment property? What are their long-term goals? Once you’ve determined what your client is looking to accomplish, research available properties that can help them get there.

Communicate Effectively

Keep clients informed during every step of the process. Trust takes time to build and effort to maintain, but  can be lost in an instant if a client feels you’re not communicating. Even if you need to deliver bad news to your client, be sure to always provide clear and honest feedback. If it’s easier on your client, use multiple forms of communication to stay connected.

Use Your Negotiation Skills

Real estate clients hire agents and brokers for a reason — they want someone else to handle the negotiations. Brush up on your negotiation skills with every new client. Advocate for the best deal on behalf of your client, and make it clear to them how you arrived at that number. During negotiations, stay calm and collected, keeping your client and their goals in mind.

Be There to Problem Solve

Anticipate potential issues, and have a plan ready. You don’t want to give your client too much information about what could go wrong. However, if there’s a potential roadblock, like credit challenges or a probate case, they’re trusting you to tell them what might happen and how best to approach it. Remain flexible, and adapt to changing circumstances. If needed, offer creative solutions to overcome obstacles.

Build Strong Relationships

Establishing trust with current clients is one important step in forming the relationships you need to advocate for your clients. You also need to network with other professionals in the industry, especially those who run in similar circles. Follow up and stay in touch with past clients. You never know when someone will know someone else who needs to buy or sell real estate.
