Know How a VA Loan Differs from a Conventional Mortgage

Typically, there is NO:
- Down payment requirement
- Private mortgage insurance (PMI) premiums
- Loan limit (if your clients meet the lender’s financial requirements)
- Minimum credit score requirement from the VA (but lenders may set a credit score limit)
- House inspection required
On top of that, the VA home loan appraisal process takes much less time, which expedites the approval process for home buyers.
Once secured, a VA loan can be used in several ways, like purchasing an existing home or residential condominium, building a new home, refinancing the current home, or buying a multi-unit residence.
Know VA Loan Limits
Since 2020, the VA has had no loan limits for eligible veterans with full entitlement. That means if your military client has full VA loan entitlement and no active VA loans, they can borrow as much as a lender is willing to approve. They won’t need to pay a down payment—even for high-cost homes. Note that the VA loan amount cannot exceed the appraised value of a house.
